Under this arrangement, a homeowner posts his or her property on the MLS for a flat fee and offers a compensation ONLY to a Realtor if they bring the owner a buyer. In other words, this agreement squashes out the listing agent who usually receive 3% of the selling price. The great part is that property seekers can contact the seller directly and buy the property as a for sale by owner and the seller would save the full commission. That commission can mean a better price for the buyer and a faster sale for the seller with no middle man.
