The only problem is that the offer is much lower than your selling price, which is already less than the price your home appraised for. How do you react to this, and more importantly, how do you counter offer? First I would be exited to know that in this market someone is willing to buy my home. The next step is to justify the value by providing the buyer some data of comparable home sales. You can either have a Realtor do a fresh CMA, or use sites like Zillow, or HomeKeys in Florida that can give your buyer a compelling reason to increase their proposal. Since you are selling your home by owner I recommend you hiring an attorney to write the contract once you and your potential buyer have both agreed on the price and terms.
